The short answer is, the street value from the sharks on the street is between 10X to 14X the annual cell tower rent that you are currently receiving is what you would be offered in a lump sum buyout for a perpetual lease.

The tower management companies like Crown, SBA and American Tower might look at a low paying lease that is paying $500/month and take the $6,000 annual rent and pay you a higher multiple than the "aggregators" to cut their legs out from under them.
