This coming March 2018, is the expiration ofcontract of the cell tower company,in my land in batangas for the past 10 years. The rent of the tower is 10,000 pesos a month . What is the ideal amount of rental for another 10 years .

The contract they are telling me is about 4 million pesos for 30 yrs. How will I know if this is a scam? The agent will meet me tom for the first time. This is Gem Phoenix but i cant search them in Google.

Never sign or agree to anything where somebody asks a property owner to pay money up from for application fees or engineering costs or anything else. Those are 100% scams all the time. You should have no up-front or out-of-pocket fees or expenses other than if you hire an attorney in the Philippines once the telecom developer has provided you with a lease contract or has surveyed your property. If there is no website behind the company making the offer, it's certainly a scammer. RUN AWAY and report them.

Hi Carlo,
If I were you, I will ask for P50K a month and negotiate from there. Also instead for 10 years, ask for 5 years so you can negotiate again after 5 years. Ask for an escalation rate of 5% a year. I heard some cell site towers are rented in urban centers for more than that. Good luck.
