Cell Tower Lease- Landowner rights?

There is a cell tower on a property we are closing on. The cell tower company bought out the lease from the previous owner. Do they have rights to extend, expand, and make changes to the current lease pertaining my land? what can and can't they do without my authorization? Also, I'm wondering if I can be added as an additional insured on the insurance policy in case someone gets hurt, etc. since I have insurance interest on the property?

Pete they can essentially do whatever they want within their easement area for the lifetime of the tower.

This is one of the downsides of buying a property that has a cell site on it where the easement was sold and you have to deal with the tower with none of the benefits.

Contact the tower company or the owner of the easement about your insurance questions.

Also, find out if you are responsible for paying any taxes assessed to the tower easement area or if the tower company / easement holder pays for it.

Sometimes buyers end up passing on these properties if its not a good deal with such an encumbrance.
