We are now in a leasing situation and the cell company wants to extend the lease by 30 years. How does one determine the amount of a extension bonus?

WARNING - be very careful that you do not sign any term sheets. Cell tower companies often try to get you to take a bonus that may seem like a nice payment. Are they offering you a rental increase? What terms are they trying to get you to agree to besides extending the lease and paying out a signing bonus?
