Leasing our land for a cell phone tower

I'm in Toronto and our company has been approached by a 3rd party representing Bell Mobility. They are interested in leasing a portion of our property to put up a cell phone tower and have offered $16k/year.

What are the going rates (annual) for leasing your land to large cell phone providers?

We're looking for the 'true rates', but can't seem to find this information online.

Meghan, the price Bell Mobility is offering could a good rental rate or below market rates depending on your specific location and the way that the lease is structured.

If you push them hard on the rent will they walk it across the street for $200 less to your neighbor, or are they limited by various factors at your location?
