Price is based on supply of available locations / alternates and the demand, that is how badly the carrier needs it. Believe me, if your site is worth $3,000/month and they can lease a property from the guy next door for $1,500 you will end up looking at the tower for the next 25 years.

That is great news that they are coming out for an engineering design visit!! Sounds like you are on the right track.

The construction & engineering team came for a visit. Coming again soon for a design drawing. I have a large parcel of land and am perfectly situated for the coverage they need. Was told by a friend in TV that my lease should be $3k a month. I just don't know how to come up with a realistic figure. Their first offer was $1,000.

Gene, we need a bit more info as there is no set figure. I can paint with a broad brush and say $1,000 per month without knowing anything about the particulars about the site. I've seen tower companies in California offering landlords complete low-ball deals recently where they know that they can get a neighboring landlord to sign for $500/month and they play one neighbor against the other knowing that somebody will buckle. Your site could be worth $500 and it could be worth $2000 monthly. Has the carrier sent out their construction and engineering teams to perform a design visit?
