New Tower Ground Lease Offer


(New Albany, OH)

I have been approached by a firm representing Verizon wanting to lease a 100' by 100' piece of my 5 acre lot (wooded & vacant) to erect a 300-400' tower. The site is on the edge of a rapidly growing suburb of Columbus Ohio. The area is also experiencing a significant increase in daily traffic.

Their initial offer is $400 per month (way too low) with no increases and no collocation fees included. I know they have approached at least 1 neighboring property owner.

Can someone point me to a good lease example (for the property owner)?

We have seen so many landlords who have been taken advantage of lately... if they had only called us before they signed their deal they would have been a lot happier.

Thanks for the feedback! How did you negotiate your 1st contract? I know this selection firm is getting paid healthy commissions to get the rate as low as possible, but I don't want to come on too strong and get eliminated from the short list...I know they're contacting neighbors.

I have a tower on a 100x100 square. I have had it for 17 years now and the rate is now 2700. a month with a 3% annual increase. This is a Verizon tower managed by American Tower.

Our tower is in the country close to a small town. It sets at the top of the hill.
Get someone to help with negotiations on this. That offer is way too low.
