Offer for Easement for Cell Tower

Duke Energy wants to offer a one time payment for easement on my property to put up Verizon transmission equipment. He said they only offer one time payments. I think I should get on going payments. Please advise.

Ask the Duke Energy representative if they are going to charge Verizon a one-time fee or if they are going to collect monthly or annual payments?

That's ridiculous.

At the end of the day, Verizon Wireless hates having to deal with the big electrical utilities like Duke, Con Edison and PGE. They only utilize their electrical transmission towers as a last resort when the town's wireless ordinance forces them to use an existing structure. And Duke Energy certainly charges them a premium. If Verizon can use any of the towers next down the line and they meet their Radio Frequency coverage objectives they might go to the next high tension electrical tower a few hundred feet/yards away, but it also could be too far from where their RF engineers are telling the real estate team they need to be.

Just tell the Duke guy "No" and that you know that they will get monthly rent payments from Verizon of hundreds of thousands of dollars during the term of the lease, and that if Verizon wants to use this tower they can negotiate a separate ground lease with you. Otherwise they can go and pound salt and have a nice day.

Don't take the one time payment, unless it come with a beach house on the OBX.
