Selling the Land and Lease

My uncle passed and I do not stay near the property the tower is on. I have no interest in the property and want to sell the Lease and land. I was offered a little more than 5x the annual amount on a ten year lease. Is this fair. Is this a good deal. I need more to pay off my uncle debts but I am not sure if I can get more...
