I am looking at a building with a cell tower in place. Appears that the lease is up for renewal, seems like a done deal. Can I use lease revenue as collateral/as down payment to purchase building?

Do you know if the seller knows what they are doing with the cell tower lease negotiation? Wouldn't it make sense if you are buying the building to be the one negotiating the tower lease extension since you will be the one living with it?
